By Dianna Howell, REALTOR® | Birmingham Metro Area Specialist | diannahowellrealtor.com
So you’re thinking about making the move to Birmingham, Alabama, and honestly? I don’t blame you one bit. Whether you’re relocating for a new job, following family, or simply ready for a fresh start in a city that offers big-city opportunity without the big-city price tag, Birmingham might just be exactly what you’ve been looking for.
As a local REALTOR® who lives and works right here in the Magic City, I get to see firsthand how much Birmingham has grown and how many people are arriving from cities like Atlanta, Nashville, Charlotte, and beyond and saying the same thing: “I wish I had moved here sooner.”
This guide is my love letter to Birmingham: honest, practical, and packed with everything you need to know before you start your home search. Let’s dig in.

Why Birmingham Is Having a Major Moment Right Now
Let me start with something that might surprise you. In 2026, ADP Research ranked Birmingham the #1 metro area in the entire United States for new graduates, beating out heavy hitters like Raleigh, Austin, and Charlotte, based on a combination of affordability, job opportunities, and earning potential. That’s not small-town thinking.
That’s a city on the rise.
And the job market is absolutely buzzing. Birmingham has long been known as a powerhouse in healthcare – UAB Medicine is the largest health system in Alabama and one of the most respected academic medical centers in the Southeast. But the city’s economy has diversified in a big way. Today, Birmingham is home to major players in finance, technology, manufacturing, and now one of the most exciting corporate developments in recent Alabama history.
■ Coca-Cola Bottling Company United, headquartered in Birmingham since 1902, just broke ground on a brand-new $330 MILLION campus in the city’s Kingston neighborhood. Over 750 jobs are being retained, new positions are being created, and the ripple effect on Birmingham’s economy is already being felt.
Add in Fortune 500 anchors like Regions Bank, Protective Life Insurance, Vulcan Materials, and Encompass Health, plus a growing tech scene and a downtown that’s genuinely exciting, and what you have is a city that’s not just affordable, it’s thriving.
The Cost of Living – Your Money Goes Further Here
Here’s one of the first things relocating buyers tell me when we sit down together: “I can’t believe what I can get for my money here.” And they’re right. Birmingham’s overall cost of living sits about 10–12% below the national average and that gap is even wider when it comes to housing specifically.
| ■ Category | Birmingham vs. National Average |
| ■ Housing Costs | 24% LOWER than the U.S. average |
| ■ Transportation | 11% lower than the U.S. average |
| ■ Healthcare | 6–10% lower than the U.S. average |
| ■ Groceries | Roughly on par with national average |
| ■ Utilities | Slightly higher (~4–8% above average) |
| ■ Entertainment & Services | ~4–5% lower than the U.S. average |
What does that mean in real terms for a homebuyer? The median home price in Birmingham is around $185,000 – a figure that would barely get you a studio apartment in cities like San Francisco, Washington D.C., or even Atlanta. Here, that same budget gets you a real home, in a real neighborhood, with space to breathe and room to grow.
Gas is around $2.98 a gallon. A haircut runs about $23. A family doctor visit? Comparable to or less than what you’d pay almost anywhere else in the country. Your paycheck, whether you’re earning a local salary or bringing remote income, simply goes further in Birmingham. It’s one of the most powerful things about living here, and it’s something I love helping my clients fully appreciate.
Finding Your Neighborhood – Where Do You Fit?
One of the most fun parts of my job is helping people discover which part of the Birmingham metro feels like home. And I promise you, there is a neighborhood here for every personality, lifestyle, and budget. Here’s a quick tour of some of the most popular areas I work with:
■ Mountain Brook
If you’re looking for prestige, beautiful established homes, and one of the most desirable zip codes in all of Alabama, Mountain Brook is it. This community features charming shopping villages, scenic parks along the Cahaba River, top-rated schools, and country club living. Home values here average around $1M+, with listings ranging from the $280s up to $4.5M. It’s classic Birmingham at its finest.
■ Vestavia Hills
Consistently ranked one of the best places to live in Alabama, Vestavia Hills earns an A+ rating from Niche.com and is beloved by families for its top-tier school system, rolling hills, tree-lined streets, and strong sense of community. Liberty Park, a master-planned community within Vestavia, is one of the most sought-after neighborhoods in the entire metro, known for its lakes, trails, parks, and signature golf cart culture. Vestavia offers a wonderful range of housing options for professionals and families alike.
■ Homewood
Walkable. Charming. Lively. Homewood is the suburb for people who want a small-town feel with a big personality. SoHo Square is packed with locally-owned restaurants, boutiques, and coffee shops, and Homewood Central Park is a community gathering hub. The school district here is consistently rated among Alabama’s best, and the neighborhood’s mix of bungalows, cottages, and renovated homes gives it a character you just can’t manufacture. Home values average around $601K, with a wide range of price points available.
■ Hoover
If you want size, amenities, and convenience all in one place: Hoover is your answer. One of the larger suburbs in the metro, Hoover is home to the Riverchase Galleria, a wide variety of dining options, and excellent schools. It’s a great fit for families who want space without sacrificing access to everything the city has to offer.
■ Avondale & Crestwood (Urban Living)
For the buyer who wants walkable, vibrant, and full of personality, the Avondale and Crestwood neighborhoods deliver. Avondale in particular has become one of Birmingham’s trendiest urban pockets, with craft breweries, chef-driven restaurants, and a creative arts scene. If you love urban energy and a true neighborhood feel, this is where you want to be.
■ Pelham & Helena (Southern Suburbs)
Want more space, lower density, and access to the outdoors? Head south. Pelham is home to Oak Mountain State Park, the largest state park in Alabama, and offers a lifestyle built around recreation, community events, and a quieter pace. Helena is a growing family-friendly community with great schools and a tight-knit neighborhood feel. Both are easy commutes to the city.
■ Cahaba Heights
About 9 miles from downtown, Cahaba Heights is having a real moment. New chef-driven restaurants, innovative shops, improved roads and parks, and proximity to both Mountain Brook and Vestavia make it one of the most appealing pockets for buyers who want a connected lifestyle with a local, laid-back feel. Home values here average around $620K.
What to Know Before You Buy in Birmingham
If you’re relocating from out of state or even from another part of Alabama, here are some practical things I always walk my clients through before we start touring homes:
■ Get pre-approved first.
Birmingham’s market moves quickly in the most desirable neighborhoods. Having a pre-approval letter in hand means we can act fast when the right home shows up, and in areas like Vestavia, Homewood, and Mountain Brook, good homes don’t sit long.
■ Visit different areas before you decide.
I always recommend my relocating clients spend a weekend exploring multiple neighborhoods before we narrow things down. What looks perfect on paper might not feel right in person, and sometimes a neighborhood you hadn’t considered becomes the clear favorite the moment you drive through it.
■ Understand Jefferson County’s school system.
If you have children (or plan to), the school district matters enormously in Birmingham. Vestavia Hills, Mountain Brook, Homewood, and Hoover all have excellent public schools. This is something we’ll definitely factor into your home search together.
■ Factor in the full cost of ownership.
Alabama’s state income tax is lower than the national average, and property taxes here are also quite favorable compared to many other states. However, Birmingham’s sales tax is on the higher end at around 10%, so it’s worth thinking through the full picture as you plan your budget.
■ Work with a local expert.
I know Birmingham’s neighborhoods block by block. I know which areas are appreciating fastest, which streets get the most demand, and how to write an offer that gets accepted in competitive situations. When you’re relocating, having someone in your corner who truly knows the market is invaluable.
Life in Birmingham: More Than Just a Place to Live
I want to make sure you know something important: Birmingham isn’t just a smart financial decision. It’s a genuinely wonderful place to build a life.
The food scene is exceptional. From James Beard-recognized chefs serving elevated Southern cuisine to neighborhood dives with legendary BBQ, Birmingham has earned a serious reputation as one of the South’s best food cities. Highlands Bar and Grill, Automatic Seafood, Roots & Revelry, and dozens more make every weekend feel like an adventure.
Outdoors and recreation abound. Oak Mountain State Park offers mountain biking, hiking, swimming, and horseback riding just a short drive from the city. The Cahaba River provides kayaking and beautiful scenery. Red Mountain Park, right inside the city, has miles of trails with stunning views of the skyline.
Culture and arts are alive and well. The Birmingham Museum of Art, the Sidewalk Film Festival, the Alabama Symphony Orchestra, and a thriving live music scene mean there’s always something happening. The Sloss Music & Arts Festival draws national artists every year.
The community spirit is real. One of the first things people notice after moving to Birmingham is how welcoming and warm the community is. Neighbors actually know each other here. There are block parties, farmers markets, community events, and a genuine sense of pride in this city.
