Should You Get an Appraisal Before You List Your Home?
Here are the reasons why you may want to get an appraisal before you list your home for sale:
- If you live in a neighborhood where not a lot of homes have sold around you
- If you live in a rural or non-traditional neighborhood
So why would you need to get an appraisal before your home goes on the market? So that buyers know that your home can be financed and that it is worth what you’re listing it for! Normally an appraisal is part of the process once you’re under contract, but getting an appraisal up front can be beneficial if you live in a rural or non-traditional neighborhood, or even in a neighborhood where there have not been many homes sold.
Keep in mind though, getting an appraisal does cost money and it isn’t valid for a long period of time. You may also need to keep in mind that if you get an appraisal before listing your home that you may not like the value that you get. Talk with your real estate agent about whether or not getting an appraisal before your home hits the market is a good option for you.
