Never Sign a Deal on Your Next Home Until You Sell Your Current Home

The answer may vary depending on your situation, but most of the time you do not want to go under contract for buying a new home unless you can sell your current home. Most real estate agents will advise you not to sign for another home until your current home will sell. 

So why wouldn’t you get a new home under contract before you have your current home under contract? The main reason being, most people wouldn’t be able to afford to have two homes if their current home took longer to sell than anticipated. Another reason you don’t want to buy first before you sell is because you don’t want future buyers for your current home to use the fact that you need to move against you in negotiations. 

In different situations you can always place an offer on a home and the closing can be contingent on whether or not your current home sells. Make sure you have a knowledgeable real estate agent by your side to help advise you on your situation and do what’s best for you. If you need to sell your current home before you can purchase a new home, the best course of action is to get your home on the market, get it under contract, and then start looking for a new home.
